Bayut really is inside ChatGPT. That part is not hype.
The UAE property portal launched its ChatGPT integration in June 2026. Bayut described it as the first UAE real estate platform to launch on ChatGPT. The idea is simple. You describe the home you want in normal language, and the integration uses Bayut data to help you find matching properties.
That can make the first stage of a property search easier. It does not remove the need to verify the listing, agent, price, or legal details before you act.

What Bayut Actually Launched
Bayut announced the integration on June 4, 2026. The company said users could search for property through natural conversation instead of relying only on filters.
A prompt can combine several needs at once. You might ask for a two-bedroom apartment in JVC under AED 90,000 a year, with easy access to a school and the Metro. That is the kind of request a conversational interface handles well.
Bayut’s current agent portal still promotes the ChatGPT integration. It says users can ask property questions, explore market insights, and discover listings through conversational searches powered by Bayut data.
That wording matters. It is stronger than saying ChatGPT is simply guessing from old property information. The integration connects to Bayut as a source. Still, the final listing page is where you should check the current details before you make a decision.
One Thing Has Already Changed: OpenAI Moved the Directory
The old version of this article told readers to find Bayut in the ChatGPT app store. That language is already dated.
OpenAI moved its app directory into the Plugins Directory on July 9, 2026. Apps still exist. They now sit inside the broader plugin system used across ChatGPT and Codex. Existing app connections were not removed by the change.
So do not look for an old ‘app store’ badge and assume something is wrong if you cannot find it. Open the current Plugins Directory and review the listing that contains the Bayut app. Availability can depend on your plan, region, and workspace settings.
The safer rule is simple. Start from ChatGPT’s own directory or Bayut’s official site. Do not install a property-search tool from a random link in a message.
Why Conversational Property Search Is Actually Useful
Traditional filters work well when you know exactly what you want. They are less helpful when your needs are messy.
You may care about budget, commute, schools, layout, building age, and whether an area feels too far from work. Those requirements do not fit neatly into one filter panel. A conversation can help you turn them into a shorter list of areas and properties.

Even then, Bayut’s own terms are careful. The company says it makes efforts to verify TruCheck listings, but it does not guarantee that every detail will always be complete, accurate, or up to date.
That is the right way to think about the whole system. AI can help you discover. Bayut can add another layer of platform verification. Neither replaces legal due diligence.
For Dubai Property, Use the Government Check Too
If the property is in Dubai, there is an official verification layer outside Bayut.
Dubai Land Department lets users verify real estate licenses and permits through its website and the Dubai REST app. The service covers licenses and permits issued through the Trakheesi system.
DLD also requires real estate advertisements to carry a QR code linked to the approved advertising permit. The purpose is to let users confirm that the advertisement is genuine and approved.

Do Not Assume ‘AI Found It’ Means ‘AI Recommends It’
Search results and recommendations are easy to blur together in a conversation.
If ChatGPT returns five listings, that does not mean the first one is the best value. It does not mean the asking price is fair. It does not mean the agent is the right person to deal with.
The integration can shorten the list. You still need to compare the actual listings. Look at the price, size, building, fees, condition, and recent market data. Then verify the people and documents behind the deal.

You do not need to upload sensitive documents to ask for property suggestions.
Your budget, preferred area, bedroom count, commute, and lifestyle needs are enough for discovery. There is no reason to add a passport, Emirates ID, bank statement, salary certificate, title deed, or payment details just to search for homes.
OpenAI’s current plugin system lets users review app capabilities, connection requirements, terms, and privacy information before connecting. Use that page. Check what the app needs before you approve access.
If a tool asks for information that does not make sense for property discovery, stop.
