Dubai rental scams work because the listing can look completely normal: real building, real photos, realistic rent and a person who sounds like an agent.
The useful defence is not trying to judge whether the WhatsApp conversation “feels” legitimate. It is checking the permit, broker and property through Dubai Land Department systems before money moves.
Start with the listing and the broker
Dubai Land Department provides a service to verify real-estate licences and permits issued through the Trakheesi system. The service is available through the DLD website and Dubai REST app.
DLD also publishes services for checking licensed real-estate brokers and licensed brokerage companies. That gives renters an independent way to verify the person and company behind an advertisement.
Dubai REST is the practical tool
Dubai REST is DLD’s official smart real-estate platform. Tenants and landlords can use it for property-related services, and DLD also directs users to the app for Ejari registration and rental information.
The important principle is simple: do not let the person asking for the deposit be your only source of verification.
Checks to make before paying
Verify the permit. Use DLD’s licence and permit validation service for the advertisement or activity.
Verify the broker. Check that the broker appears on DLD’s licensed-broker list and that the brokerage itself is registered.
Verify the property and authority to rent it. Ask for the relevant ownership or management documentation and make sure the person collecting money is authorised to do so.
Use formal tenancy registration. DLD states that Ejari services are available through approved channels including Dubai REST.
Red flags that deserve a stop
Pressure to transfer a holding deposit before basic checks, payment to an unrelated personal account, refusal to provide permit or broker details, and a listing that exists only in a private chat should all trigger additional verification.
A below-market price is not proof of fraud, but it is a reason to slow down rather than speed up.
The bottom line
Scammers can copy photos, logos and contract templates. They cannot make an unlicensed broker appear on the official DLD register.
Before transferring a deposit, use the government systems that exist specifically to verify the market around the listing.
