Dubai REST App in 2026: What It Actually Does for Ejari, Rent Checks, Title Deeds and Off-Plan Projects

Updated again 10 September 2026: one correction to our correction. We were right to remove the old invented-looking “REST Insights” suite — Robius still finds no official evidence for a named Dubai REST feature pack containing predictive maintenance alerts, automated AI price forecasts and a dedicated tokenisation tracker.
But DLD-backed tokenised-property ownership can now legitimately appear inside Dubai REST. PRYPCO Mint’s current August 2026 guidance says investors in the DLD-authorised ARVA programme can see their tokenised property in Dubai REST’s Property Wallet and download the DLD-issued Token Ownership Certificate there. That is a real, specific integration and belongs in this guide.
| THE ROBIUS READ: Dubai REST is genuine, official and useful — but use it for capabilities we can verify. Current functions include eligible lease registration, renewal and cancellation; rental-index and sale-index information; rental-dispute services; title-deed verification; property-wallet functions; service-charge information and payment; off-plan project-status information; and, for participating DLD tokenised-property investments, visibility of the DLD-linked ownership certificate in the Property Wallet. What it does not need is cousin’s imaginary AI super-dashboard. |
What Dubai REST Actually Is
Dubai REST — Real Estate Self Transaction — is Dubai Land Department’s official smart real-estate platform. DLD says it serves property owners, tenants, brokers, developers, valuers, investors and other participants in Dubai’s real-estate market.
DLD’s current service material supports functions including lease management, rental and sale indices, rental disputes, property-wallet information, property maps and valuations, service charges, title-deed verification, regulated real-estate professional information and off-plan project status.
The old article attached unverified usage statistics and described Dubai REST as though every DLD-regulated real-estate activity flowed through the app. Those claims remain removed. It is a major official channel, not a reason to invent universality.
Ejari: What Dubai REST Can Do
Dubai REST is one of the official channels for registering and renewing eligible Ejari tenancy contracts. DLD also lists its web services and Real Estate Services Trustee Centres. A later disagreement over the return of a security deposit is a different procedure: see Robius’s comparison of rental-deposit recovery in Dubai and Abu Dhabi, including the RDC claim route and ADJD notice requirements.
For the current mobile-app registration route, DLD says the tenant and landlord must be individuals and the owner’s data must be up to date. Different routes and requirements can apply to companies, representatives and property managers.
The Current Online Ejari Fee Is AED 177.75
DLD currently publishes AED 100 for tenancy-contract registration, AED 10 Knowledge fee, AED 10 Innovation fee, AED 55 service-partner fee and AED 2.75 VAT on that service-partner fee. That makes the current Dubai REST / web total AED 177.75.
Registration through a Real Estate Services Trustee Centre currently totals AED 220 according to DLD. The old generic AED 155–220 guidance was therefore not a useful description of the current online route.
Required Documents Depend on the Channel
DLD’s current Ejari service page lists a copy of the Unified Tenancy Contract for the app route. Trustee-centre applications can require additional original identity or representation documents depending on the applicant.
The old Robius checklist that told every app user to upload Emirates ID, title deed and power of attorney remains deleted.
Do Not Overstate What Ejari Is Required For
Ejari is Dubai’s official lease-registration system and is central to proving and managing a tenancy. But the old guide said that without Ejari you categorically could not open a UAE bank account, connect telecom services, process a residence visa or access any rental-dispute route.
Those statements were too absolute because different authorities and service providers have different evidence requirements. The safer rule is simple: register the tenancy correctly and use the issued Ejari / e-Contract Registration Certificate whenever proof of tenancy is required.
The Rental Index Is Real and Immediately Useful
DLD’s Rental Index is available through official digital channels including Dubai REST. The current service uses property and tenancy information to return the relevant rental benchmark.
DLD’s Smart Residential Rent Index uses building classification and market information to support rental valuations and renewal calculations. The legal increase framework can run from 0% to 20% depending on the gap between the contractual rent and official average. For an actual renewal, use the live result for the actual tenancy rather than an old screenshot.
The 90-Day Notice Rule Still Matters
DLD’s current rental FAQ says that when either party wants to amend contract conditions or reconsider the rental value, the other party should be notified at least 90 days before contract expiry, unless the parties agree otherwise.
That wording is more accurate than the old article’s automatic “same terms for another year” shortcut. Rental disputes can depend on the contract, timing and facts.
Title-Deed Verification Is a Genuine Dubai REST Feature
DLD provides title-deed verification through its official channels, including Dubai REST. Electronic title-deed documents are also used for relevant current services.
The old sweeping claim that all physical title deeds were universally abolished from 2024 remains removed because Robius did not verify that exact historical rule from the current DLD material reviewed.
Mashrooi / Project Status: Useful, but Not a Personal Escrow Audit
DLD’s Project Status / Mashrooi services provide information that can include completion percentage, project photographs, developer details, inspections, management-company information and available escrow-account information.
The old guide claimed Dubai REST showed a live escrow-account balance and thereby proved an individual buyer’s money was sitting correctly in escrow. That is stronger than DLD’s public feature description and remains deleted.
Tokenised Property Really Can Appear in the Property Wallet
This is the new September clarification.
PRYPCO Mint’s current guidance for the DLD-authorised real-estate tokenisation programme says an investor’s ARVA tokens reflect fractional ownership in the underlying property and are linked to a DLD-issued Token Ownership Certificate.
PRYPCO’s current certificate instructions say that after the DLD confirms a fully funded property, the investor can sign into Dubai REST with UAE Pass, open Property Wallet, select the PRYPCO Mint property and download the DLD-issued certificate. PRYPCO also says the ownership details are visible in Dubai REST.
That is a verified integration. It is not evidence that Dubai REST has a generic “property-tokenisation tracker” or the old invented REST Insights package. The distinction is important: we can verify the ownership record and certificate workflow for the DLD-authorised programme; we cannot verify cousin’s broader feature suite.
The Real Estate Wallet and Service-Charge Tools Are Real
DLD says property owners can use the real-estate wallet to access property information including rental return and service charges. Dubai REST also supports service-charge information and supported payment flows.
Those are already useful owner functions. No imaginary predictive-maintenance AI is needed to make them interesting.
There Is Still No Verified “REST Insights” Feature Suite
The original guide claimed a January 2026 launch of “REST Insights” with automated monthly gross/net yield calculations, AI building price forecasts, predictive HVAC maintenance alerts, a Smart Investment Map and a tokenisation tracker.
Robius reviewed DLD’s current Dubai REST service material and recent DLD descriptions of the platform. We still cannot verify that named suite or those claimed capabilities as a package. They remain removed.
Dubai does have genuine AI and real-estate-tokenisation initiatives. A real initiative elsewhere in the ecosystem is not permission to attach imaginary buttons to an app review.
Current DLD Contact Details
The old guide used 800 4488. DLD’s current September pages publish customer contact number 600 503 036. Government contact routes change, so use the number currently displayed on the official DLD site rather than saving one permanently from an old article.
What Dubai REST Is Most Useful For Today
- Tenants: eligible Ejari management, tenancy information, rental-index checks and supported dispute services.
- Owners: property-wallet information, service charges, property documents and eligible owner services.
- Off-plan buyers: project-status, developer, inspection and available escrow-account information.
- DLD tokenised-property investors: current PRYPCO guidance says DLD-linked token ownership and the Token Ownership Certificate can appear in Property Wallet.
- Due diligence: use official title-deed verification and DLD records instead of relying only on a portal screenshot or sales pitch.
The Bottom Line
Dubai REST did not need cousin’s imaginary AI dashboard to be one of Dubai’s more consequential government apps.
The verified product already covers serious property workflows — and the DLD-backed tokenised-property programme now gives us one fascinating new verified integration inside Property Wallet.
The Robius rule stays the same: if a feature cannot be found in current official material or independently verified in the live service, it does not go into the feature table merely because it sounds like something Dubai might build.
