Bayut became the first property portal in the UAE to launch an official app inside ChatGPT in early June 2026. The announcement attracted significant attention in the UAE tech community. A lot of it was hype. Some of it was genuinely interesting.

We tested it. Here is what it actually does and whether you should use it.

What It Actually Does

The Bayut App inside ChatGPT lets you describe what you are looking for in natural language rather than through filters and dropdowns. You tell it your location preference, budget, number of bedrooms, and any other requirements. It searches Bayut’s live listings and returns results.

The experience feels different from traditional property search in one meaningful way. You can have a conversation about what you want. ‘Something close to a good school and not too far from the Metro’ is a query that traditional filter-based search cannot handle. The Bayut ChatGPT app can interpret it and surface relevant listings.

The listings are real and live. They pull from Bayut’s database in real time. Prices, locations, and availability are current.

What It Does Not Do

It does not verify agents. The listings come from Bayut’s platform which has its own verification processes, but the ChatGPT interface does not surface agent ratings, response times, or deal history in the same way the Bayut app does.

It does not give you market analysis alongside listings. Bayut’s TruEstimate valuation tool and price trend data are not integrated into the ChatGPT experience yet. You get listings but not the ‘is this price fair’ context that the full Bayut platform provides.

It does not allow you to contact agents directly from ChatGPT. After finding a listing you like, you click through to Bayut to complete the inquiry. ChatGPT is the discovery layer, not the transaction layer.

The Scam Risk to Know About

This is the part that matters most for residents thinking about property search through AI.

The Bayut App inside ChatGPT is an official, verified integration. You can find it in the ChatGPT app store and it has OpenAI’s approval stamp.

The risk is not from the official Bayut integration. The risk is from scammers who will now create fake AI property search tools that impersonate Bayut, Dubizzle, or Property Finder, collect your personal information, and either sell it or use it to run targeted rental scams.

If you find an AI property search tool that is not an officially verified app in the ChatGPT store, do not use it. Do not enter personal details into any AI property tool you did not find through official channels.

Is It Actually Useful

Verdict: yes, for initial browsing and discovery. Not yet for serious property research.

If you are at the stage of ‘I have no idea what areas fit my budget and lifestyle’, having a conversation with ChatGPT through the Bayut integration is a genuinely pleasant way to explore. The natural language interface removes the friction of learning a new filter system.

If you are at the stage of ‘I am seriously evaluating specific properties and comparing prices’, use Bayut directly. The full platform has more data, more filters, and the market context the ChatGPT interface is missing.

The technology is real. The integration is legitimate. The best way to use it is as a starting point, not an endpoint.
