We used both apps actively for a month, searching for rental and purchase properties in Dubai. Here is what separates them.
The Quick Verdict
Bayut better for data-driven buyers and renters who want to understand market value before approaching agents. TruEstimate and price trend data are genuinely useful. ChatGPT integration is a bonus.
Property Finder better for active searchers who want the most comprehensive listing coverage and strong agent accountability tools. Verified agent profiles and review systems are more developed.
Listings Quality and Coverage
Both platforms have extensive coverage of UAE properties. The honest difference is in how listings are managed.
Property Finder has historically been stricter about duplicate listings and phantom listings, properties that appear available but have already been let or sold. Their agent accountability system flags agents with high complaint rates.
Bayut has improved significantly on listing quality over the past two years. Its TruCheck feature verifies that a listed property has been confirmed available within a specific timeframe. Listings with TruCheck are more reliable than those without.
In our testing, both platforms occasionally surfaced listings that were already taken when we called. This is a market-wide problem, not specific to either platform.
The AI Features That Actually Make a Difference
Bayut: TruEstimate
This is Bayut’s strongest differentiator. TruEstimate uses transaction data and AI modelling to give you a valuation range for any property. Before you approach an agent, you can see whether the listed price is above, within, or below market value.

Bayut: ChatGPT Integration
As we covered separately, Bayut is now inside ChatGPT. You can search for properties through natural language conversation. This is useful for initial discovery. It is not yet a replacement for the full app experience.
Property Finder: Market Insights
Property Finder’s market insights section shows price trends, average transaction values, and demand signals by area and property type. It is less polished than Bayut’s TruEstimate but covers a wider range of analytical questions for someone trying to understand a neighbourhood rather than just value a specific unit.
Agent Experience
This is where the real difference lies for most users.
Property Finder’s agent rating system is more developed. Agents are rated by past clients and the platform surfaces agents with higher ratings more prominently. When you find a listing, you can see how responsive that specific agent has been historically.
Bayut’s agent ratings exist but are less prominent in the interface. The platform has more listings from developers directly which can reduce agent friction for new developments but leaves less accountability data for individual agents on secondary market listings.
Renter-Specific Features
Both platforms now show the RERA Rental Index permitted increase percentage alongside listings. This is useful context when you are renewing and want to know if your landlord’s proposed increase is legal.
Bayut has a slight edge for renters because TruEstimate works on rental valuations as well as purchase valuations. Knowing what a property is worth to rent before you negotiate is the same advantage for renters as it is for buyers.
Which One to Use
- For buying: Use Bayut for price research and TruEstimate valuations, then cross-check on Property Finder for agent accountability data.
- For renting: Use both. Bayut for market value benchmarking. Property Finder for agent track record.
- For new developments: Bayut has stronger developer partnerships. Property Finder has better coverage of off-plan from secondary agents.
- For quick search: Bayut’s app interface is slightly faster and more intuitive in our testing. Property Finder’s search results are slightly more comprehensive.
