Updated September 2026: the original version of this article claimed to give the “real timeline” for UAE visas, business setup, banking, property and Corporate Tax. The problem is that it mixed official service-processing times, marketing promises, construction schedules, customer preparation and legal deadlines into one set of generic averages.

Several specific claims were also wrong or stale. Dubai’s GDRFA currently publishes a 48-hour expected completion time for several tourist and visit-visa services once the requirements are fulfilled, not a universal three-to-five-working-day rule. UAE residence stickers were abolished in 2022. Wio Business currently advertises three working days rather than one. Mashreq’s one-day NEO BIZ promise applies to eligible customers and is backed by AED 1,000 cashback subject to terms. And completed-property sale registration in Dubai can have an official service time measured in minutes, while off-plan construction can take years.

THE ROBIUS READ: There is no single “real UAE timeline.” Use three clocks instead. Clock one is the authority or provider’s published processing time after a complete application is accepted. Clock two is everything that must happen before that clock starts — documents, medical tests, identity verification, approvals, NOCs, KYC or payment. Clock three is any outside dependency such as a bank review, developer construction, correspondent bank, landlord, employer or third party. When a provider says “48 hours” or “one day,” ask what starts the clock and what can stop it.

Why “How Long Does It Take?” Is Usually the Wrong First Question

A service can legitimately advertise a two-day completion time and still take a customer a week from first thought to finished result. The service clock may begin only after all requirements are complete.

For example, a visa service can have a published 48-hour processing time after submission while the applicant still needs the correct passport validity, photograph, insurance, ticket, relationship evidence, bank statement or financial guarantee before the application qualifies. A bank may promise fast account opening only for eligible company types with complete KYC. A property transfer may take minutes at the trustee centre after the developer NOC, mortgage release and payment arrangements are ready.

Robius should therefore report the published service time and its prerequisites, not invent one average for everyone.

Tourist Visas: Dubai Currently Publishes 48 Hours for Several Services

The old article said tourist and visit visas “commonly take three to five working days.” That may describe some individual experiences or intermediaries, but it is not the current official service time for several Dubai visa products.

Dubai’s General Directorate of Identity and Foreigners Affairs currently publishes an expected completion time of 48 hours for its single-entry 30/60-day tourist visa. The same 48-hour figure appears on current GDRFA pages for multi-entry tourist visas, visits to relatives or friends, job-opportunity exploration visas and business-opportunity exploration visas.

ICP’s service guide also publishes a 48-hour completion time after fulfilment of requirements for the five-year multiple-entry tourist visa.

Those are service-level expectations, not a promise that every traveller who starts gathering documents today will hold an approved visa exactly 48 hours later. The application can still depend on sponsor or tourism-company submission, nationality-specific documents, financial guarantees, insurance, further review or correction of an incomplete file.

Do Not Attach One Security Deposit to “Visit Visas” as a Category

The previous article said applicants should have an AED 1,000 deposit ready for family visit visas and AED 3,000 for five-year visas. That kind of blanket table is risky because fees and financial guarantees depend on the exact visa service and issuing authority.

For example, GDRFA’s current single-entry tourist visa page states that there is no security deposit for that tourist-visa product, while its business-opportunity exploration visa currently lists an AED 1,000 financial security deposit. Other visit or residence products can have different guarantees and refund conditions.

Use the current service page for the exact visa type instead of carrying a deposit figure from one permit into another.

Residence: Stop Using “Visa Stamping” as a Timeline Step

The original article said residence processing involved medical testing, Emirates ID and “stamping” as separate steps. Residence stickers in passports were suspended in April 2022.

ICP now links residence-permit issuance with the Emirates ID application. The actual end-to-end timeline depends on the residence category, whether a medical-fitness test is required, biometric requirements, sponsor/employer processing, document completion, the issuing authority and delivery of the physical Emirates ID.

The better way to plan is to map the individual services in your residence route and use each authority’s published completion time. Do not use “residence visa = two weeks” as a national rule.

Banking: The Fastest Advertised Clock Is Not the Same Across Banks

The old article grouped Wio Business, Mashreq NEO BIZ and UP by CBD together and said digital business accounts can open in one day for simple cases. The providers do not currently make the same promise.

The lesson is not that one bank is “really” faster. It is that each promise has its own eligibility definition and starting point.

A company with a simple ownership structure, accepted business activity and clean documentation may move quickly. A company with multiple ownership layers, unusual activity, foreign corporate shareholders, incomplete source-of-funds evidence or enhanced due diligence can take longer regardless of how fast the app itself is.

Account Opening and Credit Approval Are Separate Clocks

The old article was directionally right on one point: receiving a bank account does not mean a loan, line of credit or business card is automatically approved at the same time.

But even here, “lending always takes longer” is too absolute. Banks increasingly use automated or pre-approved credit decisions for some products. Other facilities require financial statements, turnover history, guarantees, collateral, bureau checks or manual underwriting.

Ask for the service time for the specific credit product and what information must already exist before the credit clock starts. Do not derive a lending timeline from the current-account opening speed.

Business Setup: Licence, Banking and Operating Readiness Are Different Milestones

The phrase “business setup” can refer to at least four different moments: reserving or approving an activity/name, receiving the licence, completing immigration/establishment registration, opening a bank account, or becoming operational with tax, payroll, premises and payment acceptance.

A licensing authority may issue a straightforward licence quickly while the bank, immigration file, regulated-activity approval, lease or external NOC takes longer. Conversely, a founder with an existing Dubai Unified Licence can use UP by CBD to retrieve company data during bank onboarding without that meaning licensing and banking are one automatic process.

Before relying on “same-day company setup,” ask which milestone the provider is actually promising and what remains after the licence is issued.

Property: Registration Can Be Minutes; Construction Can Be Years

The previous article called property the UAE’s slowest category and said transfers often take months. That conflates completed-property registration with off-plan development.

Dubai Land Department currently publishes a 25-minute service time for registration of a standard completed-property sale at a Real Estate Registration Trustee centre once the required file is ready. DLD currently lists 15–20 minutes for registering the sale of a mortgaged property under that service once its prerequisites are satisfied.

The end-to-end deal can obviously take longer. A transaction may depend on financing approval, valuation, developer NOC, mortgage settlement, manager’s cheques, seller/buyer coordination and appointment availability. Those are dependencies around the registration service, not evidence that DLD takes months to transfer title.

Off-plan property is a different clock altogether. Construction, milestone payments, project completion and handover can take years because the asset itself is being built. Do not compare an off-plan handover date with a title-registration service time.

Corporate Tax: Nine Months Is the Normal Return Deadline; Seven Months Is a Waiver Condition

The old article said, “Your filing deadline is always nine months later. Filing within the first seven months avoids the AED 10,000 late-registration penalty.” That compressed two separate rules into one sentence.

The Federal Tax Authority’s current rule is that Taxable Persons generally must file their Corporate Tax return and pay Corporate Tax due within nine months from the end of the relevant Tax Period. For example, the FTA confirmed on 2 September 2026 that persons whose financial year ended on 31 December 2025 must file and pay by the end of September 2026.

The seven-month period belongs to the separate Corporate Tax Late Registration Penalty Waiver Initiative. A person who is within the initiative can have the AED 10,000 late-registration penalty waived or credited back if the first Tax Return — or annual declaration where applicable — is submitted within seven months from the end of the first Tax Period or first Financial Year, subject to the initiative’s conditions.

Seven months is therefore not the ordinary filing deadline and not a general “pay early to avoid a fine” rule. It is an exceptional condition for a specific late-registration penalty waiver.

How to Plan Any UAE Process Without Guessing

  • Name the exact service: “tourist visa” is not precise enough; identify single/multiple entry, duration, sponsor/host and issuing authority.
  • Use the responsible authority: ICP, GDRFA, DLD, FTA, MoHRE, the bank or licensing authority should outrank a generic relocation blog.
  • Find the stated service time: note whether it begins after a complete application, payment, appointment or approval.
  • List prerequisites: medical, biometrics, NOC, KYC, valuation, source of funds, tenancy, insurance or other documents.
  • Identify external dependencies: employer, landlord, developer, bank, correspondent bank, courier or third-party service provider.
  • Do not book around best case: leave contingency where missing a flight, property completion, salary date or legal deadline would be expensive.
  • Distinguish legal deadline from processing time: a nine-month tax deadline tells you when something is due, not how long the online filing takes.
  • Recheck shortly before applying: service times, fees, guarantees and eligibility rules can change.

The Bottom Line

The old “real timeline” article tried to solve marketing hype by replacing it with Robius averages. That is still guesswork.

The more reliable method is to separate the published service clock from the preparation and dependency clocks. A Dubai tourist visa can currently show a 48-hour service target. Wio Business says three working days. Mashreq promises one day for eligible NEO BIZ customers. A completed Dubai property sale can have a 25-minute registration service time. An off-plan apartment can still take years to build. Corporate Tax returns are generally due nine months after the tax period, while seven months is a special late-registration waiver condition for the first period.

Those facts are not contradictory. They describe different clocks. Ask what starts the clock, what can pause it and which dependencies sit outside it.
